Step 1: Surface Preparation
Before applying any sealer, our technicians prepare the asphalt to promote an even, consistent finish. We use powerful blowers, scrapers, and brushes to remove dirt, dust, grass clippings, mulch, gravel, moss, and other debris. Removing these materials is essential because loose particles can interfere with the sealer’s ability to bond with the pavement.
Step 2: Oil Stain Treatment
Oil and gasoline stains can affect how sealcoating adheres to asphalt. We apply a specialized seal primer to fresh oil stains to help the sealer bond properly. Older oil stains can generally be covered without additional priming. Where needed, we also offer crack filling to help prevent water from entering pavement cracks and contributing to further deterioration.
Step 3: Hand-Applied Masterseal Asphalt Emulsion
Once the surface is ready, our experienced sealcoating technicians apply premium Masterseal Asphalt Emulsion using professional horse-hair brooms. Unlike spray-only methods, our traditional brush-on application allows us to spread the material carefully and create a thick, uniform coating.

Step 4: Protecting Your Asphalt & Allowing It to Cure
Our Masterseal Asphalt Emulsion forms a durable, flexible protective layer that helps asphalt resist moisture, oxidation, road salt, gasoline, and other damaging elements.
Drying and curing times depend on weather conditions, temperature, humidity, and the specific project. We recommend following our instructions for when to walk or drive on freshly sealed pavement. In suitable conditions, surfaces may be ready for use within approximately 24–48 hours.
