Signs Your Driveway Needs to Be Sealed

Driveway Sealcoating by Martys Sealcoating

Your driveway is a big investment, and regular sealcoating is one of the best ways to keep it looking sharp and performing well. But how do you know when it’s time for a fresh sealcoat? Here are some of the most common signs we recommend looking out for.

Cracks and Surface Damage

Small cracks may not seem like a big deal, but they’re often the first sign your driveway needs attention. Over time, water can seep into these cracks, freeze in the winter, and cause them to expand. If left untreated, this can lead to potholes and more costly repairs down the road. When we sealcoat, we don’t just cover the surface, as we also fill cracks with hot rubberized filler to prevent further damage.

Fading and Oxidation

If your driveway looks more gray than black, it’s a clear sign that oxidation has started breaking down the asphalt. This happens naturally from constant sun exposure, but once the rich color fades, the surface becomes brittle and more vulnerable to damage. Sealcoating restores that deep black finish while creating a protective barrier against harmful UV rays.

Stains and Rough Texture

Oil, gas, and other vehicle fluids can leave stubborn stains that weaken asphalt over time. If you notice dark patches or areas where the surface feels rough and gritty, sealing is the best way to protect against further deterioration.

Please note, we prepare the surface thoroughly by treating stains before applying our high-quality Masterseal asphalt emulsion by hand with horse-hair brooms. This creates a stronger, longer-lasting finish than spray applications.

Protecting Your Investment

A properly sealed driveway doesn’t just look better; it also lasts longer. By sealing every 2–3 years, you’ll keep moisture out, slow down cracking, and prevent costly structural issues.
